Buying Real Estate – When do I arrange for a Home Inspection?

You have begun the home buying adventure, with your Realtor, and you think you have found your forever home:  Do you book your home inspection now?

I am sure your Realtor has advised you to get the home inspected, and you should.  Every home has issues, every home!

You should begin the hunt, for your inspector, early in the process:  so, that, you are not scrambling to find, the right professional, at the last second.  It is a good idea to take the time to research the many companies that offer inspection services to find one that you have confidence in.  Ask your family and friends who they have used in the past.  And, of course, ask your Realtor who they would recommend.

The real estate process can be a long and convoluted journey.  So, at what point should you book your inspection?  Call for your inspection appointment after you’ve had your offer to purchase accepted and your mortgage financing has been approved

The real estate negotiation process and the mortgage approval can take weeks to complete.  And, it is hard to be patient before taking the next step and calling your home inspector.  But, what’s the point paying for an inspection if some other aspect of the home buying process falls through? 

As a home inspector, it is my job to help you and to share my knowledge with you.  It is not my job to collect a fee for a home inspection you are not ready for.  Booking an inspection, prematurely, risks you loosing the fee!  If the offer is not accepted or the mortgage is not approved, and you have already done the inspection, you will be out the cost of a home inspection.

So, please book your inspection, after, your mortgage gets approved.
